Prices have fallen for all types of real estate, including waterfront homes. A buyer can now find a home on the water with dock or boat access starting in the 200's. Finding a home with boat access in the 200's would have been impossible a few years ago. Buyers can choose from riverfront and canalfront options located in Ormond Beach, Port Orange, and South Daytona.  Home sizes vary from 2 bedroom to 3 bedroom.

Luxury home buyers can also locate large waterfront homes for a significant discount from the market highs. Previously advertised million dollar plus homes are now listed for sale at significantly lower prices.

Please never assume a home is in a specific Volusia County School Zone without checking. Always do your research for individual addresses to confirm that the school zone is the one that you prefer. Technology makes it very easy for buyers to check a home school zone online. Volusia County has a website Volusia County School Zones that list all residential addresses and the correlating public school zones.

Condo Tips - Pets Policies

Daytona Beach condominium pet policies are different for each condo building. It is very important to establish your needs in the beginning with your real estate agent to limit any uncomfortable surprises. It can be an unhappy experience to find a condo that you love and learn that the condo property does not allow pets. Most buildings in the Daytona Beach, Ponce Inlet, New Smyrna, and Ormond Beach do have a pet restriction.  There are limited amount of condo buildings with no restrictions.

Some examples of condo pet policies are listed below:

New Florida Condo Bill SB 1196

A new Florida condo bill was signed by Governor Crist on June 1, 2010. There are a few points addressed in the bill that all condo owners and future owners should know. SB 1196 highlights are listed below:

  • Lenders will be required to pay more past-due assessments for foreclosed condonimiums.
  • Associations will be allowed to deny owners and occupants use of recreational facilities and common areas if the owner of the condo is 90 days delinquent in his/her obligations to pay the association dues.
  • Associations will be able to use rent paid by a tenant to pay delinquent assessments owed by the unit's owner.
  • Remove the requirement that condominium owners must purchase individual condo insurance coverage.
