A new year is nearly here and with it comes a wealth of traditions, big city celebrations, awful renditions of Auld Lang Syne, and a hope for peace and prosperity as we move forward. Fantastic firework displays, bowls of black-eyed peas, and a stolen kiss at midnight will give way this New Year’s Eve to the resolutions for growth and gain in 2015. As we reflect on our successes and shortcomings and look to the future I am reminded of a quote from Emerson which says, “Write it on your heart that every day is the best day in the year.” I would like to once again extend my sincerest gratitude to the many clients I have served in 2014 and resolve to make each new day of the coming year better than the last. The Daytona Beach area condo market was strong in November with average sale prices rising, while quality condo offerings spent less time on the market. This November the average sale price for Daytona Beach condos was $217,680, up from the $166,944 average just three years ago.
During this same time frame, average days on market decreased by nearly half. While in November 2011 condos spent more than 6 months on the market, this year we saw condos going under contract in just over three months on average.

The Federal Housing Administration announced its new loan limits for 2015 this week, a number recalculated each year based on the national conforming loan limit. The loan limits for 2015 will remain the same as the 2014 levels: $625,500 for high cost metropolitan areas and $271,050 for standard housing areas with relatively low costs. The Volusia County FHA loan limit is currently $271,050. The fact that these loan limits remained unchanged point to a stabilizing real estate market across the board.
