Daytona Beach Homes October 2014 Update

With the hustle and bustle of the holidays over the next few months, the entire real estate market in general begins to slow down for the year. While we are still selling properties and bringing new, luxurious listings to the market, the overall sales numbers tend to decrease from November through January. Recently we were asked by the Daytona Beach News Journal to assess the Daytona Beach area single-family home market for the month of October and when we began to research the sales numbers, we found some exciting evidence of continued growth and recovery of the Daytona Beach real estate market.

Daytona Beach area single-family home sales in the month of October are up more than 70% from just four years ago. While 221 Daytona Beach homes were sold in 2010, the number spiked to 323 sales in 2012, and continued the climb to 376 sales in 2014. Still, number of sales is not always a clear indicator of an improving market when you consider the number of bank-owned and distressed properties that have come to market in the last few years. However, the average sell price of these Daytona Beach homes has also been on the rise with the average-days-on-market now more than three weeks less than in 2010.

The average sell price of Daytona Beach single family homes in October 2011 was $150,217 compared to $195,603 this year. This average sale price is on par with the strong numbers seen in 2013, as well, and points to a new level of consistency in the market.
