Don’t wait, buy now! Of course, that’s what all the Realtors say, right? The residential real estate market has been very active in 2018, with a 6.2% increase in home sales in January alone. According to the CoreLogic Case-Shiller national study, this home sale increase represents the fastest 12-month growth in nearly three years. Of course, nationally and in the Daytona Beach area, these first few months of the year are not historically the top selling times. But the improving job market and emergence of millennial buyers is driving home sales, with loftier expectations for sales through the spring home-buying season.

Locally, we have seen a strong sellers market, with demand for quality homes very high, and many new listings going under contract

Kevin Kling and 386 Real Estate help many retirees, and those approaching retirement age, with Daytona Beach area home and condo purchases. While Florida in general is often lauded as a top retirement destination, Daytona Beach specifically was recently named one of the Best Places to Retire in 2018! A “For Sale” sign at your local home improvement store will only cost a few bucks, but the potential loss of income from a FSBO sale of your Daytona Beach area home or condo could be multiplied a thousand-fold. Over the nearly 15 years I have been in the real estate business, I have seen many waves of home sellers attempting “For-Sale-By-Owner”, with varying degrees of success. Often in a seller’s market, there are some homeowners who will attempt to sell their piece of real estate on their own, as they assume the demand will negate the need for professional marketing and negotiations. In my experience, I have seen many FSBO’s fail to sell or to earn maximum potential income, and a recent academic study supports the notion that you can earn more on a

Kevin Kling made it out to Deland for our latest luxury listing that is under contract! The beautiful riverfront home at 1976 Quail Hollow was listed for sale at $539,900 and offers four bedrooms with nearly 2,600 square feet of living space. The new owners will enjoy generous living areas adorned in Cedar and Redwood, and a sparkling swimming pool. Outside there is a 3-car garage and workshop, and of course we can’t forget the dock, boathouse and lift found on the 176 feet of St. John’s River frontage! This home is impressive and so is the demand for homes and condos in the Daytona Beach area. The market is very active right now and it is a great time to buy, sell, upgrade, or even downsize. Daytona Beach area home sales in October remained consistent with the heightened numbers we saw last year at this time. There were 371 closed sales on Daytona Beach homes in October, a decrease of only nine properties over 2014. However, under this same comparison, both average sale price and average list-to-sell price increased. Home sales averaged more than $200,000 for the 6th month of 2015 which points to stable, yet marginally increasing property values in our area. Along with the increasing list-to-sell average, the median days on market was also at it’s lowest for 2015 in October which signals the competitive nature of the current Daytona Beach real estate market. While the number of sales between $100,000 and $200,000 decreased slightly, the

According to a recent study, more than 1 in 4 Americans believe real estate is the best investment for assets they will not need for a decade or more. This same study found that just 17% of Americans would consider the stock market for long term investment compared to the 27% for those buying investment properties. This survey has been conducted for the previous three years and this is the first year in which real estate investment has garnered the top spot. With the vast improvements we have seen in our Daytona Beach area real estate market over the last two years, this comes as no surprise. Interest rates are still at all-time lows, and the fact that many of the distressed properties that attract cash-buyers have diminished, only points to further

1st day of school port orangeDepending on how your summer has been you’re either overjoyed, or possibly even a little saddened, by your children’s impending return to school. It seems the summer has flown by and I know my two boys enjoyed an array of summer camp experiences from basketball to theater and more. But school starts back in Volusia County on Monday, August 24 and it is not too soon to begin preparing. Most notably, remember that Florida’s Tax Free week is August 7 to 14 where you can enjoy tax savings on clothing, footwear, wallets, and bags that costs $100 or less, school supplies that cost $15 or less, and the first $750 of the cost of personal computers and related accessories. This ten day period will give you plenty of time to stock up on school supplies for your
