Oceanfront Home Maintenance - Protecting Your Investment

There is no substitute for the freedom and fun associated with living in an oceanfront home, where sun, sand, and spectacular scenery become a way of life. With all of the amazing perks associated with oceanfront living, there is one maintenance requirement that those living inland often forget about: ocean and salt damage to the exterior of your home and property. Fortunately, there are a few easy tasks, that if done regularly, will enormously help deter the harmful effects caused by salt air.

A maintenance measure you should do on a weekly basis is to clean all the exterior surfaces of your oceanfront home. The sea breeze causes soil particles and salty residues from the ocean water to stick to the surfaces of your home. When these minute particles accumulate, your windows, walls, doors and roof will be adversely affected. Also remember that this same layer of sea salt may cover any air conditioning systems, vehicles, boats, or other expensive equipment that is left outside and uncovered. It is advisable to run you car through a carwash weekly to rinse the sea salt off which could cause paint deterioration and rust in the long run.

An annual check up and for the entire home would be preferable to avoid expensive major repairs. Examine all of the hardware and fittings on the outside of the home. The salt air will corrode the wrong materials quite quickly. There are specific hardware and fittings required for oceanfront properties. Treated lumber, stainless steel, structural pilings or stilts, pedestal, galvanized fasteners, stucco siding and vinyl high impact glass windows are a few of the low maintenance materials that are suitable for oceanfront homes. These materials are commonly resistant to rot, mildew and insects.

Whether you do the work yourself, or hire someone, these simple maintenance steps are crucial when it comes to keeping the condition of your oceanfront home in top-shape. A maintenance schedule will go a long way and then you can get back to the leisurely lifestyle afforded to oceanfront homeowners.
