Port Orange Home Sale Report 2015
It's easy to report on the strength of a housing market when all of the major indicators examined point to drastic improvements over the previous year. Last July we posted a first half outlook on the Port Orange home market which predicted a strong finish to 2015. With the total number of homes sold up, the average sale price increasing year over year, and the average days on market falling by the day, the Port Orange home market is at its strongest point since the recession.

While the overall Port Orange home market improved across the board, our specific areas of specialty, saw huge gains in sale price averages and numbers sold. Area 21, which includes riverfront homes and estate homes in neighborhoods such as Rolling Hills, Spruce Creek Estates and Pheasant Run, had a 12% increase in total sales from 2014. Over this same time period, the average sale price rose by more than 7% and the average days on market decreased nearly 20% in this area. We sold several homes in this area last year, including sale prices of $600,000 and $490,000.
Homes found in Area 22 are among the most popular in Port Orange, situated in family-friendly neighborhoods such as Waters Edge, Cypress Head, and Sanctuary on Spruce Creek. Here we saw the greatest market improvements in Port Orange with number of homes sold increasing by 16% and average sale price improving an impressive 13% over sales data for 2014. With average days on market decreasing by more than 26% in this area, it is evident that the highest quality Port Orange homes sold quickly in 2015. We were also quite successful with Port Orange home sales in this area last year as we posted multiple sales above the market average.
